Rental conditions

The particular conditions of the house are described in detail in its description. By accepting these conditions, you agree to the particular conditions of the property you are going to book.

1. Identification.

Catalina Pons Torrens, with DNI 43024991-H and address at Lluna street, 48, 2º de Sa Pobla, 07420 of Illes Balears is the owner and marketing agent of the house advertised on this website (www.villacancorme.com). Hereinafter referred to as The Property.

The Tenant refers to the client / user interested in renting The Property. Hereinafter referred to as The User.

2. Payment.

At the time of making the reservation The User must pay, within a period not exceeding 48 hours and as a deposit, the equivalent of 50% of the total amount of the price. In the event that the deposit is not paid within the established period, the Owner reserves the right not to attend to the reservation. Once the deposit has been received, a booking confirmation will be sent to you.

The rest of the amount to be paid must have been made at least 7 days before the date of arrival at the destination property. Failure to do so within this period may result in cancellation of the booking and the cancellation policies detailed in point 4 of these terms and conditions will apply.

In the event that the booking is made less than 7 days prior to the date of arrival and occupation of the property, the full amount (100%) of the booking must be paid in full.

The accepted methods of payment are cash, bank transfer, credit card (VISA, MASTERCARD, DISCOVER AND AMERICAN EXPRESS).

In order to speed up the procedures, The User must send The Property a copy of the proof of payment by e-mail when the chosen method of payment is bank transfer, and any bank charges and commissions that these transactions may incur shall be the exclusive responsibility of the User.

The prices are understood to be in Euros and as a general rule with the corresponding taxes included, unless otherwise specified.

3. Deposit.

The Property reserves the right to request a security deposit against damage, breakage, theft or excessive soiling of the property. If requested, this information will appear in the additional costs section of the property description, and will be paid on the day of arrival by credit card (VISA, MASTERCARD, DISCOVER AND AMERICAN EXPRESS). This amount will be refunded within a maximum of 72 hours after departure from the property, provided that no damage has been caused to the accommodation.

In exceptional cases, payment of the deposit in cash will be accepted. In this case it will be essential that the User provides an account number where the deposit will be deposited within 72 hours after departure at the latest.

When no deposit is made for the concept described in the previous paragraph, The Property may demand from the client an amount equal to the cost of possible damage, theft or excessive dirtiness as compensation. The User is responsible for any damage that occurs in the property during his stay, provided that this is due to causes attributable to him.

4. Sustainable tourism tax.

This is a tax levied by the Government of the Balearic Islands on people who enjoy accommodation services per day in establishments. The rates are between €0.27 and €2.20 per person/night. Children under 16 years of age are not taxed. According to the regulations, agritourisms have the following rates:

  • High season: from 1 May to 31 October.
    • Stays of less than 9 days: €2.20 per day.
    • Stays of 9 days or more: from the ninth day €1.10 per day.
  • Low season: from 1 November to 30 April.
    • Stays of less than 9 days: €0.55 per day.
    • Stays of 9 days or more: from the ninth day €0.27 per day.

The User must pay the amount resulting from the number of days of their accommodation during their stay.

5. Cancellations.

In case of cancellation by the User, the following conditions will apply:

  • 50% of payments made are refundable if cancelled within 30 days prior to arrival or earlier.
  • 0% refundable if cancelled later.

In case of a NO SHOW, the User will lose 100% of the rental amount.

6. Changes of dates and persons.

Changes of dates may be made in the following cases, always in writing, notifying The Property and subject to the following conditions:

Increase of dates: It will be possible to increase the number of days of stay always in the same property chosen and as long as it is available during the dates chosen. No change will be made without prior payment of the difference in the amount of the reservation.

Reduction of dates: This must be notified in writing and as far in advance of the agreed arrival date as possible. If the dates are reduced within the last 6 weeks prior to arrival, no refund of the total amount of the reservation will be made. If the dates are reduced before the 6 weeks prior to arrival, the client will only have to pay the remaining 70% of the nights to be enjoyed, being exempt from paying the remaining amount of the reduced nights.

Increase in the number of people: provided that the property itself has sufficient capacity and with reasonable notice.

7. Theft.

The property is not responsible for any theft or robbery that may occur in the facilities of the agritourism during your stay.

8. Force Majeure.


In the event of situations of force majeure, The Property may have to make modifications to your reservation. If for this reason it is not possible to offer the flat in optimum conditions, the User may choose to accept another accommodation or cancel the reservation. In the latter case, The Property will proceed to refund the amount paid to date.

9. Occupancy.


The maximum occupancy of the house is the one indicated in the booking confirmation. Exceeding the permitted capacity without prior authorisation may result in the cancellation of the contract without the right to a refund of the price paid. The house which is the object of the following contract is intended solely and exclusively for the use of accommodation, and may not be used or enjoyed for any other purpose, such as banquets, celebrations, parties, seminars, etc... without the approval and knowledge of the Property. The celebration of any other activity, as well as exceeding the maximum capacity established in number of beds, will result in the immediate termination of the stay and in the terms described above.

10. Characteristics and inventory of the property.


The property will take into account all the necessary precautions to ensure that the house is correctly described in all its publications. The Property undertakes to promptly repair any possible deficiencies in the property or to look for a suitable alternative that meets the expectations of the client.

11. Pets.


The keeping of pets is not permitted.

12. Smoke-free zone


Smoking is prohibited inside the house. Smoking is only permitted in the outdoor areas.

13. Cleaning, linen, garden, swimming pool and maintenance.


The flat will be delivered clean and provided with bed linen, towels and table linen.

The maintenance of the cleaning of the house is the responsibility of the User during his stay.

Those in charge of the garden, swimming pool and general maintenance reserve the right to have a key to access the villa and to enter it, even without the presence of the User.

14. Check-in and check-out times.


It is essential that the time of arrival is after 16.00 hours. Likewise, the time of departure must be before 10.00 am.

15. Jurisdiction.


In the event of any discrepancies that may arise between the parties, they agree to submit to the jurisdiction and competence of the Courts and Tribunals of Inca (Mallorca).
